I was asked to do some marketing for company that sells undeveloped land in US, its a cheap land starting from 5K and up. From what i understand, company doesn't know who the ideal customer is, but who ever buys, buys it as an investment, aka, better then saving account can afford.

To me this is a somewhat unique business where i didnt do marketing before. I am still not sure who are the best customers are.

Can anyone advice on ideas of how to market these lands? Or maybe ideas on who to target?

I don't think any of these suggestions answer your question. You must start by thoroughly developing a message that creates trust in the company brand. Then, analyze the locations and amenities of each region and develop regional positioning and support messaging for each region. The best land catalogs are now online featuring 360 degree video and details of amenities so you will need to build a website. Finally, you need a megaphone to get the message out. Given the unique nature of this enterprise (and assuming it is indeed legal), I suggest regional and local news media would have interest in the topic. I'm happy to consult on this if you'd like, feel free to contact me.

A) don't call it cheap land - it is like cheap food nobody wants it
B) price and interest from buyers depends on the location, size and zoning

so I suggest you get a detailed inventory list before you go after buyers/customers because information is key to success

Hi there,
Before ever going into this sort of business you ought to carefully assess whether the company is legal. So many of these short fall businesses are just there for grabbing the $$ out of ill informed customers who eventually get ripped off because they've purchased bogus land or land that can never be developed. Many of these businesses are scams, even when "backed" by local banks.
Buyer beware is all I can say.

Boris, The answers lays in the location of the land to a great extent. The value of land is based on supply and demand obviously. Demand is based on intrinsic factors like proximity to population bases, transportation availability, natural resources available and access thereto, as well as the beautiful view factors and governmental regualtions effecting its use. Start there and see what you find out.
