If the investor does his own evaluation, you may reach to an agreement not to share the risk with him through negotiations. If they invest merely on what analyses or business plans you provide, you have to share the risk to an extent you provide evidence in your analyses or guarantee something in the process. In general, let the investor to make his own conclusions, not to share the risk.
